The Regroupement des gestionnaires et copropriétaires du Québec (RGCQ) is a non-profit organization founded in 1999 with the mission of improving the management and governance of Quebec condominiums. Representing over 80,000 condominium units and 300 businesses, the RGCQ is the voice of condominium owners, syndicates and managers.

About GCR

Garantie de construction résidentielle (GCR) is a neutral and independent non-profit organization (NPO) whose mandate has been to administer the warranty plan for new residential buildings throughout Quebec since January 1, 2015. In fact, it is the only organization authorized to exercise this mandate.

GCR’s mission is twofold: to protect buyers of new homes and condominiums, who benefit from up to five years’ protection following the purchase of their home, and to promote the improvement of the quality of new residential construction in Quebec.

How we protect consumers

The mandatory warranty plan provides effective protection for consumers before, during and after construction, for down payments as well as relocation, moving and storage costs related to late delivery. As for the home itself, GCR offers protection for one year following acceptance of the building for the repair of existing defects not apparent at the time of acceptance, three years following acceptance of the building for the repair of latent defects and five years following completion of the work for the repair of design, construction or workmanship defects and soil defects.

In the event of problems between consumers and contractors, GCR has put in place an exemplary, simplified claims process where every dispute is carefully analyzed by a neutral conciliator who is independent of the parties involved.

Contractors must be accredited

Any building contractor wishing to build homes covered by the mandatory warranty plan must be accredited by GCR.

To prevent construction defects and reduce potential claims, GCR has instituted a rigorous inspection process for residential construction sites. GCR carries out four different types of intervention: plan inspection, site inspection, follow-up inspection and preventive inspection.

OACIQ - Guide copropriété

The OACIQ is the real estate brokerage authority in Québec. Our sole mission is to inform and protect the public by applying the Real Estate Brokerage Act, in accordance with the mandate entrusted to us by the Québec Ministry of Finance.
